Whether bringing in our preferred contractor or collaborating with yours, we ensure alignment with your preferences. Following our meeting, we'll provide a detailed proposal outlining the full scope of work, project budget, and timelines. This transparent approach ensures clarity and sets the foundation for a successful partnership in bringing your vision to life.

  • Architectural Design, Planning and Approvals

    At this stage, we delve into preliminary designs, initiate the permitting process, and clarify what we're permitted to build. Once approvals are secured, the build process commences.

    We meticulously review the design, layout, and aesthetics of your building or structure, scrutinizing architectural drawings and plans to ensure compliance with standards and regulations. This meticulous process ensures that your project aligns with design principles and meets all necessary requirements, guaranteeing a seamless and successful outcome.

  • Interior Design Package and Procurement

    To curate your interior design package, LK Designs begins with an initial concept meeting where you'll meet with our team. You'll be assigned a lead designer, a project manager, and an operations coordinator to guide you through the process. With meticulous attention to detail, we'll visualize and organize every aspect of your project. This includes selecting materials, determining layout and color schemes, and curating furniture and decor to achieve your desired atmosphere and style.

    As part of our comprehensive service, LK Designs manages the procurement process. We handle the purchasing of over 200+ items specific to your project, coordinating shipping to our offsite warehouse facility. Our team conducts quality control and inspection, ensuring that every item meets our standards before storage. This meticulous process ensures that the build stays on schedule, and the builder is never waiting for product deliveries.

  • Addition / Project Management

    At LK Designs, we offer flexibility in collaborating with your preferred architect and contractor or working seamlessly with our trusted partners in a project management capacity to ensure every detail aligns with your vision.

    We take charge of managing and coordinating every aspect of your project, from inception to completion. This involves facilitating communication and collaboration among general contractors, architects, designers, tradespeople, and suppliers to ensure a cohesive and successful outcome.

  • Final Decor and Project Close

    Once the build is completed, the LK Designs team will coordinate the delivery and installation of all furniture and final decor, ensuring a seamless project closeout. Our in-house stylist will select and install the finishing touches, including fresh greenery and linens, to make your home truly complete.

  • A personalized approach that combines your vision and needs with LK Designs' signature touch. We prioritize a collaborative, client-centric, and "design first" philosophy, ensuring thoughtful, intentional, and curated results that reflect your unique needs.

  • Working with either your architect or our preferred architectural partner, this stage entails obtaining necessary permits and meeting zoning requirements. We handle proposals for site-specific surveys, arborists, grading, and engineering services. Furthermore, we manage permit applications, prepare concept drawings, final design drawings, and 3D renderings. Additionally, we coordinate with structural, mechanical, and electrical engineers as needed. This ensures that every aspect of the design and regulatory process is expertly managed and executed to bring your vision to life.

  • Our comprehensive design package spans over 30 pages, featuring detailed working drawings to guide the design + build process seamlessly. Over a 6-8 week period, our dedicated design team will craft your customized package, including design boards, renderings, and samples for every aspect of your project. From pillows to countertops, lighting to bathroom hardware, we leave no detail unaddressed.

    Led by our experienced senior designers, the LKD team works collaboratively to develop the complete look and feel of your space, inside and out. With meticulous attention to detail, we ensure that every element harmonizes to create a cohesive and inspiring environment that reflects your unique style and vision.

  • When you engage with LK Designs, you're investing in comprehensive project management. Our services include weekly onsite visits, regular client and trades correspondence, and meticulous coordination of product deliveries and installations.

    We track product deliveries and ETAs, ensuring everything arrives on time and in perfect condition. Additionally, we coordinate trades for seamless installation and provide weekly progress reports, keeping you informed about every aspect of your project.
